I am an owner/operator of a B&B in Niagara on the Lake and was on the Board of Directors of the local Bed & Breakfast Association. It would be my pleasure to discuss what to look for when buying a Bed and breakfast and how to best market it once open.

The Niagara Region is home to over 300 bed and breakfasts, over 150 of the B&BS are in Niagara-on-the-Lake. (Not counting illegal AirBNBs) Running a Bed and Breakfast is a lot of fun and a great way to meet interesting people from around the world. The most important things that a potential owner should know are the local Bylaws that affect the running of a Bed and Breakfast in Niagara-on-the-Lake, (Niagara Falls bylaws are different) and how to effectively market the property once open. 

Also how choosing the right property will affect your revenue and your personal comfort. Some properties are better suited to a Bed and Breakfast than others. Sometimes, I overhear other sales people suggesting that a particular house would be a good Bed & Breakfast , I laugh (to myself, of course)!   There are approximatley 10-15 bed and breakfasts for sale in the area at any given time - if you would like a complete list of bed and breakfasts for sale please contact me and I will send them to you.
